Who needs a Non-Domestic BER?

Any commercial premises which is being sold or rented is required by law to have a Non-Domestic BER certificate, produced by a registered non-domestic BER assessor

How is a Non-Domestic BER calculated?

The Non-Domestic BER is similar to the Domestic BER, but slightly more complex. Since the energy demands in most homes are quite similar, (all houses need lighting, space heating, water heating, etc), and as such, it’s fair to compare all homes to each other. But the energy demands of a commercial premise will vary based on what activity is going on within them. So, for the non-domestic BER, the energy needed of a building is calculated and compared to other commercial buildings with a similar activity going on within them, ie the energy demand of a hardware store will only be compared with the energy demand of a standard hardware store. A building which requires the typical energy of a building with the same activity going on within it, will have a rating of C1.
